Print is still how property gets marketed in Singapore
For all the portal listings and video walkthroughs, the working tools of a Singapore property agent are still largely printed: the name card handed over at a viewing, the flyer in an HDB letterbox announcing a recent sale in the block, the A4 listing sheet on the viewing table, the pull-up banner at a show flat, the "sold" sticker on a signboard. Buyers and sellers keep the flyer that came through the door; they rarely remember the listing they scrolled past.
Property marketing print in Singapore also has rules attached that most other businesses do not have to think about. This guide covers what a property agent typically prints, what the regulator requires on every piece, where flyers can and cannot be distributed, and how to set up the artwork so a reprint for the next launch takes an afternoon.
What the regulator requires on every advertisement
The Council for Estate Agencies (CEA) regulates property agents and agencies, and its rules treat a flyer, a name card used for marketing, a banner and a listing sheet all as advertisements. The requirement that matters for print is that every advertisement must identify the salesperson and the agency clearly. In practice that means each printed piece carries:
- The salesperson's registered name as it appears on the CEA register, not a nickname or an English name adopted for marketing unless it is on the register.
- The salesperson's CEA registration number (the R-number).
- The estate agent's (the agency's) registered name and licence number (the L-number).
- A contact number for the salesperson.
The CEA publishes its advertising guidelines and updates them; before printing a new batch, check the current version on the CEA website or with your agency's compliance team, because the exact wording and minimum sizes are their call, not the print shop's. Agencies also usually have their own house rules on logo use and disclaimers, and some require artwork approval before anything is printed. Build all of this into a footer block in the template so it is on every piece by default and nobody has to remember it at 11 pm before a launch.
The standard print kit
Name cards
The single most used item. 350 gsm with matte lamination or a textured stock, double-sided, with a photo on one side if the agency style allows it. The compliance footer goes on the back. Order 500 at a time; an active agent hands out more cards than almost any other profession. See our business card printing options for stocks that survive a day of viewings in a bag.
Letterbox flyers
A5 or DL, 150 to 200 gsm, full colour both sides, in quantities of 1,000 to 5,000 per block or precinct. The A5 size fits an HDB letterbox slot without folding; DL is cheaper to print and post but easier to miss among the other mail. The content that works is specific: "3-room at Block 123 sold in 14 days", a photo, the price range achieved, and a clear call to contact the agent. Generic "thinking of selling?" flyers get binned.
Listing sheets and viewing handouts
A4, 130 to 170 gsm, single or double sided, 20 to 50 copies per listing. Floor plan on one side, photos and details on the other. These are updated for every listing, so keep them as a template with editable fields rather than a designed one-off, and print small batches on demand.
Show flat and roadshow material
Pull-up banners (850 x 2000 mm) with the project name and the agent's details, A1 or A0 posters of the site plan and floor plans, table-top A4 acrylic stands with price lists. For a new launch, the developer's marketing agency supplies the project branding and the rules on how it may be used; the agent's own banner sits alongside it, with the agent's compliance details on it.
Signboards and stickers
"For sale" and "for rent" corrugated plastic boards for landed property and shophouses, with weatherproof "sold" or "rented" overlay stickers. Landed estate and MCST rules on signboards vary, and HDB does not allow marketing signboards on flats, so confirm before ordering.
Distribution rules
Printing the flyer is the easy part. Where it can go is governed by more than one body: HDB rules on distribution within its estates, town council by-laws on notice boards and common areas, MCST rules in private condominiums, and the general prohibitions on littering and on placing material on vehicles. Our separate guide on flyer distribution rules in Singapore goes through these; the short version is that letterbox insertion in HDB blocks is generally accepted, notice boards need permission, and door-to-door or windscreen distribution is not.
Many agents outsource distribution to a flyer distribution company that handles specific precincts. If you do, order print in the quantities and the packing the distributor asks for (usually bundles of 100 or 250, banded, boxed by precinct), because repacking 5,000 flyers by hand is a wasted afternoon.
Templates that survive a change of listing
A property agent's print changes constantly, so the design should be built once and refilled many times.
- One master template per format (name card, A5 flyer, A4 listing sheet, banner) in the agency's brand, with the compliance footer locked.
- Editable zones for the listing: photo, headline, price, unit details, QR code to the listing page.
- A photo standard: landscape, at least 2000 px wide, taken with the unit lit and tidy. A flyer is only as good as its main photo.
- A file-naming convention that includes the block or project and the date, so last month's flyer does not get reprinted by mistake.
If an agent moves agency, every piece of print becomes invalid on the day the transfer takes effect, because the agency name and licence number change. Keep quantities modest and reorder often rather than holding a year of stock.
Property agent printing with us
We print for individual salespersons and for agency teams across Singapore: name cards, A5 and DL flyers in the thousands, listing sheets in short runs, pull-up banners and posters for launches, and corrugated signboards with overlay stickers. Send us your agency's template and compliance block once and we keep it on file; after that, a new flyer is a photo and a headline by email and a proof back the same day.
For a launch weekend or a block that has just had a sale, the turnaround matters more than anything, and our fast print services cover next-day flyers and same-day banners. Our full range is on the printing services page, or contact us with the format and quantity you need for the next listing.
